About Key2Life

Key2Life Financial Solutions offer clients a clear, open and honest solution. With so many financial products on offer the financial marketplace is a minefield without the aid of expertise and guidance required to choose the most suitable solution. Initial Consultations are completely free of charge. There's no obligation to proceed and our broker fee will only become payable if we proceed to a full application.

The business is based on the belief that customers’ needs are of the upmost importance and I am committed to meeting those needs.

First Time Buyers

"Your home/property may be repossessed if you do not keep up repayments on a mortgage or other debt secured on it."
Buying your first home is exciting and  is one of the most important purchases you will ever make, but with so many plans to make and questions to be answered it can also be a little daunting. Add to this the vast array of mortgage products available from a wide range of sources, and you are left with a high-stress, confusing decision. That’s why I provide dedicated mortgage advice to calculate  how much you can borrow and what that would cost, while also explaining the whole purchasing process including likely legal, survey and other costs involved in buying. When you are ready I will  search out your most suitable mortgage solutions from a wide range of products from High Street Lenders and specialist products not available direct.

During the house buying process  I will  liaise with your solicitor* and surveyor to get your purchase quickly underway. Having made a successful offer for a property, I will handle all the complex paperwork, again working with the lender, solicitor* and surveyor throughout the purchase to ensure that buying your new home is as stress-free as possible.

There are so many types of mortgages available let me research and recommend the most suitable mortgage solutions to you.

Re-mortgages

As an experienced property owner you will no doubt understand that small differences in rate can have a big impact on your repayments. In the time since you purchased your original mortgage, more suitable deals may have become available offering lower rates of interest. I can search for a wide range of products from High Street Lenders and specialist products not available direct. Unlike basic comparison sites, I will tailor your re-mortgage to fit your own personal circumstances in addition I will also complete all of the re-mortgage paperwork with you, dealing with the lenders, solicitor* and surveyors throughout the process, to help make sure everything goes as smoothly as possible.

There are often deals which offer free legal and valuation fees and with the base rate at its current level it’s a great time to see how much you could be saving.

Moving Home

As an existing home owner you’ll understand how small differences in rate can have a major impact on your repayments and that it pays to get impartial mortgage advice from a comprehensive panel, with many high street and specialist lenders. With over 3,000 mortgage products available and many more being released on a daily basis by most top High Street lenders it’s very easy to be misled by these offers which often come with hidden charges or conditions that could be costly in the long term.

That’s why I will provide advice about the wide range of products from High Street Lenders and specialist products not available direct, saving you time from shopping around. Unlike basic comparison sites, I will also highlight all the costs of your mortgage (not just the headline rate) and will tailor your mortgage to fit your own exact circumstances. At Key2Life I  will also complete all the mortgage paperwork with you at a time to suit, then go on to  dealing with the lenders throughout the process to help make sure everything goes smoothly from start to finish.

Buy to Lets

"Your home/property may be repossessed if you do not keep up repayments on a mortgage or other debt secured on it."
Whether you are looking to complete your first buy-to-let purchase, or are well on your way to building a sizeable portfolio, I can provide you with specialist buy-to-let mortgage expertise based around your needs and circumstances. I will aim research and find you the most appropriate mortgage solution.  I complete all the paperwork with you, deal with the lenders, solicitors* and surveyors throughout the process – which will save you in time and help take away the stress associated with this complex process.

If you currently have a Buy to Let property or a portfolio of properties let me see if I can reduce the rate of interest you are currently paying to your existing lender.

Your home (or property) may be repossessed if you do not keep up repayments on your mortgage. Key2Life Financial Solutions do not advise or recommended the purchase of properties as a Buy to Let investment and you are aware that the value of property can go down as well as up where referral solicitors are selected.

Specialist Mortgages

I can advise on the following:

Self Build Mortgages

Stage funding to enable you to build your own home.

Expat mortgages

We live in a truly global society, so we’ve got relationships with lenders that lend to British people based abroad looking to buy a property in the UK.

Freelance & self-employed mortgages

Increasingly, people are working in a freelance or self-employed capacity and more and more lenders are adjusting to this trend.

Residential Interest only mortgages

Once widely available, these mortgages are now only provided if you fit certain criteria.

Larger mortgages

If you need a larger mortgage (in the millions) then you may need a specialist lender or a private bank.

Contractor mortgages

The number of freelance or contract workers is rising, let us help you find the right mortgage.

Let to buy mortgages

Let to buy may be worth considering if you’re struggling to sell your home or your property has dropped in value.

I can refer to providers who offer the following:

Bridging loans

Short term finance to give you breathing space.

Development finance

Mortgages from lenders that understand the complexities of developments and the challenges facing developers.

Second charge mortgages

Second charge mortgages are a type of secured loan that allow homeowners to raise extra money without the need to re-mortgage or take out an unsecured personal loan.

Key2Life Offer

With a variety of offerings available the aim of the business is to work
with you to help you achieve your goals.

Insurance

We all know that taking out a mortgage is likely to be the biggest financial commitment we’ll ever make in our lives. That’s why it’s important to plan for the unforeseen and ensure you have the right protection in place to give you and your loved ones peace of mind.

We insure our mobile phones, our pets, our cars, but too often we have inadequate protection for ourselves or our families.

Imagine what would happen if you were unable to work because of an accident, serious illness or even loss of life. It’s not something that any of us would ever want to contemplate but, by planning for the unforeseen you can make sure that you can pay your mortgage, protect your family’s lifestyle and have enough money to cover your everyday living expenses.

During the process of buying your house I can discuss the benefits of protection insurance. I recommend that all clients who take on a mortgage consider the benefits of having protection in place and I can help you find a competitive price on policies. Equally, if you have already arranged a mortgage and don’t have protection in place I can help with that too.

Income Protection

What is income protection insurance?

Income protection insurance is a policy that protects you against loss of income due to unemployment, illness or accident. It could provide you with a tax-free income and could continue to pay out until you are able to return back to work or retire.  These plans are designed to replace your income and to pay out a tax-free monthly sum, which can be used to help ease any financial hardship whilst you're unable to work.

Why should you take out income protection?

Income protection is a useful product for anyone who wants to cover their salary so they don't fall behind with monthly outgoings should they be unable to work.

Critical Illness Cover

Critical illness cover is designed to pay out a cash sum if you’re diagnosed with one of the critical illnesses covered by the policy, each provider will cover a different set of “illnesses” I would be happy to run through these with you as definitions vary from provider to provider. This type of cover can be taken on its own or can be added to a life insurance policy. Critical illness cover helps to protect your future. The tax-free lump sum can be used however you decide from covering additional medical costs, helping to pay off your mortgage or providing for your dependent's. This policy has no cash in value at any time.

Home Insurance

Home insurance falls into three categories - buildings, contents and combined policies.

Combined policies are usually only suitable if you own your own home - they insure your property against damage but also cover your belongings in the house under the same insurance policy.

You can also add optional extras to your policy such as home emergency cover and legal cover, but you may find that some providers cover these as standard. Accidental damage cover is another extra worth considering as it covers unintentional one-off incidents that harm your property or its contents, such as putting your foot through the floor when you’re searching around in the loft or spilling wine on the carpet.

YOUR PROPERTY MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON A MORTGAGE OR ANY DEBT SECURED ON IT.

Please note Buy to Let mortgages are not regulated by the FCA. Key2Life Financial Solutions is a trading name of Dawn Petfield is an  Appointed Representative of HL Partnership Ltd which is authorised and regulated by the Financial Conduct Authority.
